Developments:
Timber
and Stone Conservatory
Located in a village just outside Oakham this conservatory
was individually designed and made to keep in character with
a Grade II listed building. Stone was sourced locally for
the traditional stonework, inside and out, on the lower part
of the conservatory. The timber framework was machined and
constructed in our joinery workshop before being transported
to site for final assembly.

UPVC Conservatory, Kitchen and utility room extensions
The whole of the ground floor, at the back of this Melton
property was extended. A low-level cavity wall was built in
bricks to take a made-to-measure UPVC conservatory. The original
dining room window, and brickwork below, was then removed
to form an opening from the house into the new conservatory.
The kitchen extension featured a sloping ceiling with Velux
roof lights to give it a bright and airy feeling. The kitchen
and utility room were both completely fitted out by ourselves
after the building work had been completed.
Retaining wall, steps, BBQ, Path and patio
The existing garden and soil bank were cut back to form an
area for a conservatory, kitchen/utility extension and patio.
After levelling the ground footings were dug and filled for
the conservatory, kitchen/utility extension and a retaining
wall. A brick retaining wall complete with drain, and tile
and blue brick creasing was built to hold back the bank. A
set of brick steps was built to allow access to the raised
part of the garden. A BBQ was built into the wall.
Brick pavers were laid to the whole of the patio and path
and sanded-in.

Re-building stone cottages
This was rather a large renovation project. The 2 workers
cottages were 100’s of years old and were in a much
worse state of repair than originally anticipated. The cottages
were dismantled and all materials were cleaned and stacked
for re-use as requested by the Local Authority Planning Department.
New foundations were dug for the new property. The new house
was build using all of the original stone, bricks, slates
and other original materials. Any shortfall was sourced locally.
Much of the original character of the workers cottages was
incorporated into the new building.
In a bid to capture the character and charm of the original
workers cottages all internal walls were plastered with and
Old English finish. Brick fireplaces were built in the main
lounge and kitchen using original materials. The original
Quarry tiles were laid on the new kitchen floor to give it
an authentic finish all other floors were solid timber and
were stained.
Whilst every effort was made to capture the character of the
original cottages in the new building modern Regulations had
to be adhered to. Modern insulations were used to meet current
regulations and u values without loosing character and charm.
